Gwen Volk’s Specialist in Housing Credit Management (SHCM®) Exam Review Course includes 12 hours of instruction on the four areas of knowledge covered by the SHCM exam: program regulations; unit eligibility, applicant eligibility and certification; documentation and record keeping; compliance monitoring and reporting. You must have camera and microphone capabilities to take this class.
The Specialist in Housing Credit Management (SHCM) certification has been developed by the National Affordable Housing Management Association (NAHMA) especially for management professionals involved with properties developed and operated under the Low-Income Housing Tax Credit (LIHTC) program. SHCM training is designed by management professionals for management professionals, to ensure they attain the knowledge, experience and competence required to excel in the housing credit property management industry.
To become SHCM certified, the applicants must:
• demonstrate a minimum of two years of housing credit management employment experience
• successfully accumulate a minimum of 12 hours of housing-credit-specific coursework, or training by an approved provider, such as AHMA-NCH
• sit for the SHCM exam
• submit their SHCM application and application fee
This training can fulfill the 12 hours of housing credit education requirement. After taking this course, students will take the exam online at their convenience during the three-week time period allotted.Live online proctoring will take place during your exam.

The SHCM National Exam Fee of $150.00 is INCLUDED in your registration fee and you will receive a voucher, good for three weeks, to take the online exam.
About the Presenter: Since 1983, Gwen Volk has assisted owners, agents, and on-site staff in navigating the programs that provide housing for low and moderate-income families. She has served as president and CEO of a Midwest affordable housing management company, as chief compliance officer for a Dallas-based firm, and as a trainer and consultant in 36 states. Gwen is a nationally recognized expert in tax credit, bond, HOME, HUD and Rural Development program compliance. She has twice served on NAHMA’s Board of Directors and has also served on the board of the NAHMA Education Foundation. She has chaired NAHMA’s Certification Review Board, Fair Housing, Education and Training, and SHCM Advisory Committees, and has been a member of the SHCM exam-writing committee from the start. Since 2009, Gwen has served on IREM’s Federal Housing Advisory Board, and she previously chaired IREM’s Ethics Hearing and Discipline Board. Gwen holds the CPM, NAHP-e, SHCM, HCCP, CPO, FHC and RAM designations. She is a NAHMA-certified trainer for the CPO, FHC and BCD (formerly ACPO) courses, and for the SHCM Blended Learning on-line certification course. The Fair Housing Compliance (FHC) course is a comprehensive program offered by the National Affordable Housing Management Association (NAHMA) for property management staff. This course trains managers to understand complex fair housing regulations. Please see the agenda for a detailed outline.
This training is presented in two 4-hour afternoon Zoom meeting sessions. The program includes the workshop and FHC exam review. The NAHMA Fair Housing manual will be sent electronically. You will use this manual during the two training sessions.
Within three weeks following this online course, you will take the FHC exam at your convenience and at your own property. You must pass the online exam to obtain the FHC designation.
Prior to the trainings, along with your Zoom log-in information, we will e-mail you the document with details on ordering, proctoring, and taking the online exam. Please print and save this information before the training.
Remember to have pen and paper ready for note taking during this course.
The FHC is a requirement for NAHMA’s National Affordable Housing Professional (NAHP) certification program. All participants who pass the exam will receive an FHC certificate, pin, and listing in NAHMA’s Online Credential Directory.
